Planning Board approves estate lot and backs Planned Village District zoning.
Planning Board · Meeting of February 17, 2026
Monson Planning Board approves estate lot and recommends Planned Village District zoning. Chair Craig Sweitzer presided as the board unanimously approved a special permit for Gleb Leiderman's Paradise Lake Road estate lot, confirming dimensional compliance and reattaching five standard conditions from the original 2025 approval. In a second continued hearing, the board voted 5-0 to recommend the Planned Village District zoning bylaw to Town Meeting after WestMass Area Development Corporation addressed concerns over setbacks, building heights (reduced from 60 to 55 feet in Subdistrict A), parking standards, and explicit prohibition of drive-through fast-food establishments.
The district is intended to guide redevelopment of approximately 108 acres of the former state facility. The board also waived the town's right of first refusal for a 2.65-acre parcel on Lower Hampden Road.
